Southeastern Constructors (SEC) is a partnership between East Tennessee Mechanical Contractors and Nashville Machine Company, established as an LLC in 1996. Nashville Machine Company, located in Nashville, TN, has been serving the industry since the 1920s.

BNA CONCOURSE D AND TERMINAL WINGS EXPANSION (IN-PROGRESS)
NASHVILLE, TN
The Nashville International Airport has undergone a significant transformation with the revival and expansion of its fourth concourse, Concourse D. This impressive 115,000-square-foot facility includes six domestic aircraft gates, designed to increase capacity and attract new airlines and services. The LEED Silver-certified concourse has been recognized with both an Award of Merit and a National Award of Excellence from the Design-Build Institute of America, highlighting its innovative design and functionality. Concourse D features a variety of amenities, including future space for dining, retail, and services, as well as electrochromic glass to minimize sunlight and heat. Additional features include restrooms, a mother’s room, an indoor service animal relief area, water bottle filling stations, and charging outlets integrated into gate seating, along with captivating art installations. The overall project also encompasses the addition of 200,000 square feet of space at both ends of the terminal, new airline ticketing areas, four new baggage claim carousels, and the renovation of 136,000 square feet of existing terminal space, complemented by a new Central Utility Plant.
NASHVILLE SC SOCCER STADIUM
NASHVILLE, TN
Nashville SC, one of the league’s newest expansion teams, will play in the largest soccer-specific stadium in the U.S. when their new home is completed in 2022. The stadium will be highly multi-functional with the versatility to accommodate other premier events. The proposed seating capacity of 30,500 for soccer will also allow MLS to have a destination stadium in one of the nation’s most vibrant cities to host larger events and matches. The stadium’s design will encompass the true spirit of Nashville in its aesthetics, and function. While the facility will be state-of-the-art, it will also blend seamlessly within the historic architecture of the area and mesh with the fabric of the city and surrounding neighborhoods.
VU OWEN GRADUATE SCHOOL of MANAGEMENT RENOVATION AND EXPANSION
NASHVILLE, TN
The $55 million expansion of Vanderbilt Owen Graduate School of Management's Management Hall marks the building's largest renovation yet, boosting its footprint by 50% with an additional 48,000 square feet. This expansion unites faculty, staff, and classrooms under one roof, enhancing collaboration and convenience. The project aims for LEED Gold Certification, reflecting its commitment to sustainability.
Highlights include a new fourth floor with classrooms, a kitchen, and event space designed to host Vanderbilt and Nashville communities. The Turner Family Center for Social Ventures and Vanderbilt Center for Entrepreneurship will have dedicated spaces, welcoming graduate and undergraduate students alike.
Designed with transparency, the renovation transforms the 21st Avenue corner, aligning Vanderbilt Business with the university's vision for a more outward-facing campus. This landmark project, Vanderbilt’s first donor-led building endeavor, was made possible through collaboration with the Owen Century Partners.
BNA CONCOURSE D & TERMINAL WINGS

BNA Concourse D and Terminal Wings project set a new standard for progressive design-build. In just 29 months, the design and construction of this 302,400 SF project which includes 240,000 SF of new work and renovation of 93,000 SF in the existing active terminal— were completed. Due to the unanticipated 15% increase in passengers per year after design commenced, the team incorporated over $70 million of additional scope to adjust to this growth without affecting passengers, airport tenants, or the schedule. The team successfully relocated every airline’s ticketing operation and TSA security screening without interrupting a single flight.
BNA TERMINAL LOBBY RENOVATION AND INTERNATIONAL ARRIVALS FACILITY (IAF)
NASHVILLE, TN
This exciting project transformed the travel experience by providing an expanded and visually engaging central terminal along with a state-of-the-art International Arrivals Facility (IAF), replacing the existing Interim International Arrivals Building (IAB). Spanning 440,000 square feet, it features a terminal lobby expansion and renovation, a sweeping roof canopy, and a new pedestrian bridge. The design includes an expanded and consolidated security checkpoint with up to 24 screening lanes, along with a vibrant central marketplace offering dining, retail, and service amenities. Abundant natural light and impressive views of the airfield enhance the ambiance. The upgraded IAF will boast six international gates to meet the growing demand for international travel and to attract new services from Europe, Asia, Latin America, and beyond, as well as a new Customs and Border Protection (CBP) area.
NASHVILLE SOCCER CLUB TRAINING FACILITY
NASHVILLE, TN
The Nashville Soccer Club training facility, completed in April 2023 at a cost of $40 million, is a state-of-the-art, 48,855-square-foot complex within a mixed-use development. Designed to support Nashville SC players and staff, the facility also houses administrative offices and a health clinic accessible to both professional athletes and the general public. Thoughtfully planned to optimize the 15-acre site, the facility separates public and private areas, enhancing player focus and development. With ample glazing offering natural light and views of three pitches, the design promotes transparency, connecting training spaces directly to the fields. Inside, specialized areas for sports medicine, hydrotherapy, strength, and conditioning guide players through their training routines, while designated zones for rest and recovery help them recharge. Communal spaces, including a lounge and dining area with an outdoor terrace, foster a sense of community. The aesthetic subtly contrasts high-energy performance zones with warm, welcoming social areas, blending functionality with hospitality to create an elite environment for player growth and well-being.
BNA SATELLITE CONCOURSE
NASHVILLE, TN
The new free-standing satellite concourse at Nashville International Airport will significantly enhance the airport's capacity to accommodate the anticipated growth in air travel demand across Middle Tennessee. This 89,000-square-foot facility, located adjacent to Concourse C, will feature eight domestic aircraft gates, a variety of concessions, and essential customer amenities. The design includes interior finishes that complement the signature look established by the recently opened Concourse. Additionally, a passenger shuttle system will be implemented to provide seamless transportation between the main terminal and the satellite concourse. This expansion not only addresses the incremental passenger growth in the post-pandemic era but also paves the way for the future construction of an expanded Concourse A.
VU HIGHLAND PLANT
NASHVILLE, TN
Vanderbilt University's Central Utilities Initiative is undertaking significant upgrades to its utilities and infrastructure, aimed at reducing its carbon footprint while addressing increasing campus demands. A key element of this initiative is the new Highland Central Utility Plant, designed to replace outdated equipment, enhance utility generation capacity, and improve distribution lines. Since achieving carbon neutrality in 2020, Vanderbilt continues to pursue long-term carbon reduction goals.
The 68,000-square-foot facility features advanced chilled and hot water production capabilities, a high-voltage substation, and provisions for future thermal storage tanks. It aims for LEED Silver certification and is adaptable to future energy technologies.
Strategically located near an existing utility tunnel, the plant's architecture harmonizes with its surroundings, showcasing its equipment through large openings while discreetly concealing rooftop components. The initiative also emphasizes public education, offering tours and informational displays to engage visitors in the university's sustainability efforts and the evolution of its utility infrastructure.
OMNI HOTEL
NASHVILLE, TN
The 1.25 million sq ft, 800-room Omni Hotel includes 80,000 sq ft of meeting and event space and a 308,000 sq ft, 640-space below-grade parking deck. The meeting space is comprised of a 25,000 sq ft ballroom, a 15,000 sq ft ballroom, and 24,000 sq ft of breakout meeting rooms. Also included in the hotel are a 225-seat three-meal restaurant, a 170-seat fine-dining restaurant, a 200-seat live entertainment food venue, and a coffee shop.
LIFEWAY OFFICE BLDG
NASHVILLE, TN
$74 million, 273,000-SF new urban corporate headquarters for LifeWay Christian Resources. The project features an office building designed and constructed to last 100-plus years and a 287,233-SF, 820-space parking garage. This project is part of the emerging 32-acre Capitol View campus, a mixed-use urban development in Nashville's central business district.
NISSAN HEADQUARTERS
NASHVILLE, TN
500,000 sq.ft, new Nissan North American corporate headquarters facility in Franklin, Tennessee. The corporate headquarters located 10 miles south of downtown Nashville includes a ten-story building with 450,000-SF of office space and an adjacent four-level, 1,135-space parking garage with an attached fitness center. Video conferencing centers and large, alternating atriums on each of the building’s nine main floors will encourage cross-functional collaboration among employees. The building is designed to be environmentally sensitive, with features such as exterior sunshades to reduce building solar load and an interior lighting management system for energy savings. Nissan also plans to enhance 2.5 acres of natural wetlands located on the site.
BRIDGESTONE TOWER
KNOXVILLE, TN
514,000 sq.ft Bridgestone Tower is in the heart of downtown Nashville at the intersection of 4th Avenue South and Demonbreun Street. It’s home to more than 1,700 teammates and contractors. The building itself enhances Nashville’s skyline and represents best practices in a workplace environment. Bridgestone Tower is a 30-story high-rise building. Targeting LEED Gold certification. Filled with natural light and collaborative spaces. Amenities including a cafeteria, fitness center, and coffee/juice bar.
BNA GARAGE C
NASHVILLE, TN
This innovative airport project features a 1.5 million-square-foot parking garage with 3,000 spaces, topped by a two-story, 70,000-square-foot airport administration building on its fifth floor. It also includes a vibrant 70,000-square-foot outdoor plaza with landscaping, hardscapes, seating, a dog park, artwork, and a pedestrian walkway that will connect to a future terminal. The garage began generating revenue five months before the administration building was completed, which itself was finished two months ahead of schedule. Throughout construction, airport operations continued seamlessly, and the project achieved 27% participation from minority-, women-, and small-business enterprises (M/W/SBE), exceeding the owner’s initial goal.
BNA GARAGE B
NASHVILLE, TN
The new 790,000-square-foot, six-level parking garage provides 2,000 additional spaces and serves as critical infrastructure for a future hotel development. Strategically connected to two existing parking garages, it integrates seamlessly with the airport’s layout. The project includes dedicated vehicular and pedestrian bridges, enhancing accessibility for travelers and hotel guests alike. Remarkably, the garage opened two months ahead of schedule, delivering much-needed parking capacity earlier than anticipated. Throughout construction, airport operations remained uninterrupted, ensuring convenience and efficiency for passengers and staff.
NISSAN STADIUM
NASHVILLE, TN
67,000-seat stadium was constructed as the home of the NFL Tennessee Titans. Completed the underground piping and all HVAC/Mechanical systems for the Tennessee NFL Stadium. The main structure of the stadium is entirely poured-in-place and precast concrete.
